Very secluded (loved it) area. Quiet. The pool was beautiful and clean. Rooms were very spacious and very clean. AC worked beautiful. Free washer and dryer. Landscape very nice and kept up.

This is a beautiful property with convenient amenities and a wonderful breakfast which you must contact the property directly to arrange. If you want the hot tub ready at your arrival you may also want to contact the property and specifically ask otherwise it takes about an hour to heat up after you turn it on. My family had a wonderful time.

Beautiful place, clueless owners

We stayed Saturday and Sunday nights. The grounds are lovely and the room was spacious and comfortable.
Upon arrival, the owners were lounging around the pool and never greeted us or even bothered to recognize that we existed. Unfortunately, the owners had a party Saturday evening and there were at least 7 kids running around the back yard and swimming pool until well after dark.
In the morning it was necessary to go down to the kitchen and find the coffee to brew, brew it myself and then go out to find breakfast. Keep in mind that all of the dishes from the previous nights party were piled high in the sink.
The next morning was much the same, dishes still in sink, with no contact with owners except her telling my wife that we did not have breakfast included. I had no idea that a B&B could opt us out of breakfast.
Not hospitable owners and not guest oriented but nice grounds and room.

Thank you for your feedback! Sorry for this late response. We don't often get reviews on TripAdvisor. As owners, we like to greet and welcome our guests in the event we come in contact with them, yet also follow their lead as far as their level of desired in-person interactions. Our deepest apologies that you felt ignored the day you arrived. Our innkeeper is the main point of contact with our guests, but we do enjoy occasionally meeting and visiting with them. On occasion, we have guests who have children who may do a bit of "running around" in the very large back yard. I'm so sorry their activities disturbed you after dark. During your stay, the sun was setting about 8:00pm. The pool area closes at 10:30 and it is strictly enforced. We provide a cheaper "room only" rate as requested by many guests who do not want breakfast, yet are thrilled to take advantage of a discounted price. Complimentary coffee & a coffee maker are provided for guest use. At the time, (for the upstairs rooms in the main house) the coffee bar was located downstairs in the kitchen, but to avoid guests having to witness the facility's kitchen not yet fully cleaned over the weekend (especially when the innkeeper has been given a day off), we have added a coffee maker in each individual room for our guests convenience. As a small inn, we do offer breakfast upon request for our full rate breakfast lovers, with at least a 1-day advance notice, giving the innkeeper enough time to properly prepare the homemade breakfasts we serve. I'm just so sorry you weren't aware of the breakfast policy. We try to make it super clear everywhere online and in our communications how it all works, but on rare occasions the communications seem to get crossed or missed. We do hope you'll come again sometime and give Live Oaks B&B in Uvalde a chance to serve you better.
