The hotel takes around 25-30 minutes by tram from Santa Maria Novella station. For its price, the location is pretty good.
My room also has amazing tranquil view. But remember to close the window otherwise you might need to be careful of the mosquitos at night.
The staff is friendly and helpful as well.

We did not enjoy our stay. The room was not clean. The location was not convenient for restaurants or attractions. I would not recommend this hotel to stay.

I mean...

In short... dated hotel, with furnishings also dated.
On cleanliness you could definitely do better.
Definitely in a good location in Careggi but otherwise leaves something to be desired.
When we stayed we did not even serve breakfast, but there were coffee machines etc...

Squalid.

That's bad. The hotel is run down, dirty and indecent, with very dated furnishings. My room had a very narrow bathroom (impossible to move without hitting the sink or toilet) and a window with the shutter failure.
Despite what is reported on some pages, there is no breakfast buffet; you can only buy some brioche packaged from the distributors present.
It is also not true that it has free parking; it is paid and unattended. A disaster. Not recommended.

Old hotel, dirty and kept terrible.
Icing they don't give breakfast.
